Three different legal outcomes
Buying a property, receiving a residence permit and acquiring citizenship are separate matters. One does not automatically guarantee the others. Eligibility depends on the buyer, property, value, location, documentation and current administrative requirements.
Property ownership
Many eligible foreign nationals may purchase real estate in areas where private ownership is permitted, subject to nationality, location and statutory restrictions. A Turkish residence permit is not generally required before an eligible foreign buyer acquires property. Ownership becomes effective through official registration at the Land Registry Directorate.
Residence based on property ownership
Official migration guidance lists foreigners who own residential immovable property among persons who may apply for a short-term residence permit. The property must be a residence and used for that purpose. Ownership provides a basis to apply; it should not be presented as automatic approval.
The applicant may also need to provide supporting information regarding the purpose of stay, suitable accommodation, address, insurance and other requirements. Each family member’s circumstances should be reviewed separately.
Citizenship through real-estate investment
Current official investment guidance states that the real-estate route to exceptional Turkish citizenship includes acquisition of qualifying property worth at least USD 400,000 or its foreign-currency equivalent, together with a title restriction preventing resale for at least three years and completion of the required eligibility process.
The price threshold alone is not enough. The buyer, seller, property, valuation, payment path, title annotation and supporting application documents must comply with the applicable framework.
Avoid choosing a property only for a threshold
A property should remain commercially and personally suitable even after the immigration objective has been completed. Evaluate independent market value, location, title and construction status, rental demand, resale audience, developer reliability, holding restrictions and total ownership costs.

- Is the property eligible for the intended application route?
- Is the official valuation sufficient?
- Who is the registered seller?
- Does the payment structure meet current requirements?
- Which family members may be included?
- When must the required title restriction be entered?
- Which restrictions apply during the holding period?
- What happens if rules or the buyer’s circumstances change?
Family and documentation planning
Names, civil-status records, marriage and birth documents, custody matters and translations should be reviewed early. Differences between documents can delay an application even when the property transaction itself is complete.
