Property Purchase Costs and Title Transfer

Plan the complete financial commitment and understand how official ownership transfer is prepared, registered and handed over.

The purchase price is not the total cost

A realistic budget should include acquisition costs, immediate post-purchase expenses and ongoing ownership costs. The exact amount depends on whether the property is new or resale, furnished or unfurnished, financed, rented, purchased remotely or connected to an immigration application.

Costs to confirm before committing

  • Agreed property price and payment currency
  • Title deed charges and Land Registry service charges
  • Valuation costs where required
  • Independent legal review
  • Notary, power-of-attorney and certified translation costs
  • Compulsory earthquake insurance
  • Banking and currency-conversion charges
  • Value-added tax treatment where relevant
  • Utility connection or transfer expenses
  • Building maintenance payments and outstanding debts
  • Furnishing, moving and property-management costs

Do not rely on one generic percentage. Request a written schedule calculated for the exact property, buyer and transaction structure.

Title deed charges

Title deed charges are assessed under Türkiye’s current fee legislation and are linked to the value used for the official transfer. The commercial agreement should state which party pays each charge, while the transaction value must be declared correctly. Rates, exemptions and administrative charges should be reconfirmed immediately before transfer.

The title transfer process

Before the appointment

The property records are reviewed and identification, representation, valuation, insurance and payment documents are collected. Any mortgage, lien, annotation, unpaid management balance or occupancy issue should be resolved or addressed contractually.

At the Land Registry

The buyer and seller—or their authorised representatives—complete the official procedure. A certified interpreter may be required when a party does not understand Turkish. The transfer should match the exact property, independent section and commercial terms already reviewed.

After registration

Once ownership is registered, the parties complete physical handover. The buyer should keep the title information, payment records, contracts, insurance documents, valuation reports and the signed handover record in one transaction file.

The contract and title deed serve different purposes

A reservation form or preliminary agreement records commercial obligations. It does not replace official ownership registration. The contract should identify the exact property and explain the price, currency, payment schedule, deposit treatment, transfer deadline, delivery condition, included items, responsibilities, delay consequences and refund mechanism.

Immediate post-purchase expenses

Depending on the condition and use of the property, the first months may include furniture, appliances, decoration, utility deposits, insurance, initial maintenance contributions, repairs, tenant preparation and professional management.

Ongoing ownership costs

  • Municipal property-related taxes and charges
  • Annual compulsory earthquake-insurance renewal
  • Optional home and contents insurance
  • Building or residential-complex maintenance fees
  • Utilities and routine repairs
  • Rental management and tenant-change costs
  • Tax and accounting support where applicable

The gross advertised rent should never be treated as net income before these expenses, vacancy and maintenance are considered.

Questions to confirm before transfer

  • Is the agreed figure the final purchase price?
  • Which party pays each tax, fee and service charge?
  • Are any management, utility or property-related debts outstanding?
  • Is any value-added tax included or payable separately?
  • What furniture, appliances, parking or storage rights are included?
  • When is the balance due and what document triggers payment?
  • What happens if title transfer or delivery is delayed?
  • Which documents will be delivered with the property?
