1. Define what the property must achieve
A property suitable for a family home may not be the strongest rental investment. An off-plan project offering instalments may not provide the same certainty or liquidity as a completed resale property. Begin with the purpose of the purchase before comparing individual units.

- Need for rental income or remote management

2. Build a total budget
The advertised price is only one part of the commitment. Depending on the transaction, buyers may also need to budget for title deed charges, valuation, legal assistance, translation, notary work, insurance, utility registration, furnishing, maintenance and property management. Compare properties using both an estimated acquisition budget and an estimated first-year ownership budget.
3. Choose the right property category
Completed new-build property
Suitable when you want a modern building, immediate inspection and relatively quick handover.
Resale property
May offer an established neighbourhood and clearer evidence of actual building management, monthly charges and local living conditions.
Off-plan property
Can provide staged payments and access to selected units, but requires deeper review of the developer, land title, construction rights, contract, delivery schedule and remedies for delay.
Commercial property
Should be assessed using different criteria, including permitted use, tenant quality, lease conditions, operating expenses and resale liquidity.
4. Select an area based on use
Istanbul is not a single property market. Daily travel time, public transport, schools, hospitals, building stock, local rental demand and future supply can differ considerably between districts and even between nearby streets.
- Measure travel time rather than map distance
- Review metro, ferry and road access
- Visit the immediate neighbourhood at different times
- Compare building age, management and monthly costs
- Consider the likely tenant and future resale audience
- Include seismic and ground-condition considerations in technical review
5. View and compare systematically
A structured comparison makes compromises easier to understand. For every shortlisted property, record the net and gross area, floor, orientation, natural light, building age, maintenance fee, parking, storage, heating, title status, occupancy, delivery condition, included items, payment terms and realistic rental range.
Remote buyers should request a live video viewing, footage of the surrounding streets and common areas, and confirmation that all material relates to the exact unit being offered.
6. Complete legal and technical checks
Ownership in Türkiye becomes effective through registration at the Land Registry Directorate. A private agreement or payment alone does not transfer ownership. Before proceeding, the registered owner, authority to sell, title type, independent-unit details, mortgages, liens, annotations, construction records, occupancy status, debts and existing tenancy should be reviewed.

7. Agree the commercial terms in writing
Before paying a reservation amount or deposit, confirm the final price, currency and exchange method, payment dates, included items, title transfer date, delivery condition, responsibility for costs, consequences of delay or withdrawal and refund conditions. Every payment should be connected to a documented stage of the transaction.
8. Prepare for title transfer
Required documents depend on the buyer, seller and property. The file may include identification, property records, municipal value documentation, compulsory earthquake insurance, valuation documents and representation documents where a power of attorney is used. A certified interpreter may be required when a party does not understand Turkish.
Foreign buyers should confirm current banking and foreign-exchange documentation requirements before moving purchase funds.
9. Complete official registration
The buyer and seller—or their properly authorised representatives—complete the transfer through the relevant Land Registry Directorate. Do not treat the purchase as complete merely because a contract has been signed or the price has been paid.
Many foreign nationals may acquire eligible real estate without first holding a Turkish residence permit, but nationality, location and statutory ownership restrictions still need to be checked for each buyer.
10. Document the handover
The handover file should include keys and access cards, meter readings, an inventory of included items, a defect record, management contacts, maintenance-payment status, warranty documents, utility information and dated photographs. For an off-plan property, compare delivery with the contractual specifications before accepting the unit.
11. Prepare for ownership after purchase
After acquisition, the owner may need to arrange utilities, annual compulsory earthquake-insurance renewal, optional home insurance, building registration, furnishing, maintenance, rental preparation, tax advice and local representation during periods abroad.
