The city extends across two continents and includes neighbourhoods with very different transport patterns, building stock, lifestyle, rental audiences, price levels and long-term liquidity. The right location depends on how the property will actually be used.
Begin with daily life
- Where will you travel regularly?
- Will you depend on a car, metro, Metrobus or ferry?
- Do you need schools, hospitals or business districts nearby?
- Is walkability important?
- Do you prefer an established street or a managed residential complex?
- How much traffic, tourism and nightlife are acceptable?
- Will the property be occupied by you, a family or a tenant?
A prestigious address can still be unsuitable when access, building condition or layout does not match the intended use.
Selected area profiles
Bakırköy and Ataköy
Often considered by buyers seeking established family neighbourhoods, coastal access, airport connectivity and organised residential developments. Compare exact walking access, building age and monthly charges.
Şişli
Offers centrality, business access and broad urban rental demand. Street character, noise, parking and building condition can change significantly within a short distance.
Beşiktaş
Combines central location, lifestyle appeal and selected Bosphorus access with limited supply. Buyers should examine building age, parking, usable area and the premium paid for the address.
Sarıyer
Associated with greenery, privacy, Bosphorus locations and premium residential communities. Travel time, car dependence, management costs and distance from everyday services can be important.
Kadıköy
A major Asian-side lifestyle centre with strong public transport, dining, culture and established residential demand. Neighbourhoods range from highly urban to quieter coastal settings.
Üsküdar
Offers ferry access, traditional residential areas and selected waterfront or view properties. Topography, street access, building condition and the precise transport connection should be assessed.
Criteria for an investment purchase
- Achievable rent rather than advertised rent
- Likely tenant profile and vacancy risk
- Building maintenance cost
- Future competing supply
- Unit size, floor and layout
- Access to employment, education and transport
- Resale audience and likely time to exit
- Net return after expenses and vacancy
A high headline return is less valuable when a unit is difficult to rent, expensive to maintain or dependent on a narrow future buyer audience.
Visit the area at different times
Review a neighbourhood during a normal weekday, in evening traffic and after dark. Walk from the nearest transport connection, inspect the surrounding commercial streets and observe noise, parking, access and building entrances. The immediate surroundings often matter more than the district’s general reputation.
The building matters as much as the district
Two buildings on the same street can differ in structural history, maintenance, management, parking, occupancy, sound insulation, monthly charges and resale liquidity. A strong location should never replace building-level legal and technical review.

Shortlist no more than three areas initially and score each one using the same criteria:
